Here are the details regarding the coverage that the Home Insurance policy offers:

1) Fire and Special Perils

Building (section I) and Contents (Section IA)

This covers the structure of your home and contents against the following.

  • Fire, lightning, explosion / implosion, aircraft damage

  • Riot strike, malicious and terrorist damages

  • Bursting and overflowing of water tanks, apparatus, pipes

  • Storm, cyclone, typhoon, tempest, hurricane, tornado, flood and inundation

  • Earthquake, volcanic eruption and other convulsions of nature

  • Impact damage by rail / road vehicle and animals

  • Subsidence and landslide, including rockslide

  • Missile testing operations

  • Leakage from automatic sprinkler installations

  • Bush fire

  • Terrorism

The Sum Insured for the Fire and Special Perils cover is as follows:

The sum insured for the property is based on the reinstatement value. This is the reconstruction cost of the house in the event of any loss / damage due to any of the insured events covered under this policy. The reconstruction value for your house will be determined by the construction cost which does not include the cost of land. The reconstruction cost is based on the following parameters:

  • 1. Built-up area of the house (Square Feet)

  • 2. Cost of construction in your area / locality

2) Burglary and Housebreaking including Larceny and Theft

(Section II) - Contents (as defined by Indian Penal Code)

You can insure the possessions in your home against loss due to burglary, attempted burglary and/or break-ins. If your jewellery is kept in a locked safe within the home premises, it will also be covered, if same is declared at time of taking insurance.

The Sum Insured for Burglary and Housebreaking including Larceny and Theft is as follows:

  • The conditions under Section I A Fire and Special Perils will also apply to Section II Burglary and Theft.

  • The sum insured for contents / valuables is based on the market value.

  • You could cover a host of household items like electronic equipments, furniture and furnishings, jewellery, clothes etc.

Exclusions

The following are the exclusions on the policy that you should note.

  • Wilful destruction of property

  • Loss or damage caused by depreciation, wear and tear and consequential loss of any kind

  • Loss or damage, directly or indirectly, caused by, arising from or in consequence of or contributed to by nuclear weapons material and/or ionizing radiations

  • Loss or damage, whether arising directly or indirectly from any consequences of war, invasion, act of foreign enemy, hostilities (whether war be declared or not), civil war, rebellion, revolution, insurrection military or usurped power or civil commotion or loot or pillage in connection therewith.

Claim Procedure

In the event of any claim, call HDFC ERGO’s toll free helpline no. 022 6234 6234 / 0120 6234 6234 and register your claim at the earliest. Once you have registered your claim, a surveyor will be appointed to estimate the loss / damage, based on the type of loss viz. fire / burglary etc.

Simply keep the following details handy:

  • Equipment damaged
  • Location of loss
  • Cause of loss and
  • Amount of loss (approximate estimation)
  • Your policy number for reference

Please retain a copy of the documents sent for your records. On receiving the full and final documentation, the claim will then be processed promptly.

The documents required will depend according to the loss that has occurred. Here is a preliminary list:

For loss / damage due to fire:

  • Fire brigade report, if applicable
  • FIR, if applicable
  • Repair bills or replacement bills as desired by the Surveyor
  • Any other documents that the Surveyor thinks appropriate
  • In case of high valued items, original purchase invoice with details on the make, manufacturing year, etc is required to arrive at the depreciation and basis of indemnity etc.

For losses due to burglary:

  • Original invoice mentioning value of the item(s) stolen
  • Replacement cost / repair cost.
  • FIR
  • Final police report

FAQs

What are the eligibility criteria to avail a Home Insurance policy?
For individuals - Any resident Indian who is the owner and / or occupant of the property can purchase a Home Insurance Policy. However Home Insurance - multiyear policy can be issued only to house / flat owners and not to tenants.

For Society – Any authorized member of society’s managing committee can buy policy to cover society building & common utilities wherein policy needs to be issued in name of society.

What will be the start date of my insurance policy?
Your insurance cover starts from the commencement date indicated on the policy schedule, this could be any selected date (not later than 15 days) after date of payment of premium.

What is the maximum policy period under Home Insurance?
Home insurance can be purchased for policy period from 1year and 3 to 5 years.

Do I need to pay premium in advance for multiyear policy, i.e policy period more than 1 year?
Yes, entire premium has to be paid in advance.

How do we do the property valuation for home insurance?
Property valuation is done by multiplying the built up area of the property with the cost of construction per square feet.

Currently the cost of construction is taken around 1500 to 2000 depending on the location of the property and type of construction.


Can the sum insured for this policy be increased or decreased during the term?


The sum insured can be increased by opting for a higher premium. It can however, not be decreased.


What is the duration of the policy?


This policy has a maximum duration of 5 years. Buyers are offered discounts ranging from 3% to 12% depending on the length of the tenure.


Can I cancel the policy at any time during the tenure?


Yes. You can cancel the policy anytime you want. However, please note that retention of premium as per short period scales would be applicable.


What is the criteria for applying to this policy?


To be eligible to apply for this policy, your property should meet the following requirements:


- It should be a registered residential property.

- Its construction should be complete in every respect.


Do I really need home insurance?

Is it compulsory to buy home insurance from the designated bank?


Most people need to take a home loan to buy a home. While the loan agreement may require you to get home insurance, there is no compulsion to get the home insurance from a specific bank or insurance company.The loan provider may require you to get insurance for a certain value but as long the insurance company is authorised by IRDAI, the lender cannot refuse to accept the policy.


What do you mean by reinstatement cost?


Reinstatement cost is the cost of repairing the damaged property using materials of the same quality or kind. Reinstatement intends to indemnify your loss. The idea is to reconstruct the property in a similar condition that it was before the damage. Reinstatement cost primarily includes labour and material cost.


In the case of home contents insurance, reinstatement cost includes the cost of replacing the lost or damaged articles with articles of the new kind without factoring in depreciation.


How is the sum assured computed?


The sum insured is usually calculated based on the type of property, its market value, the area of the property, rate of construction per square feet. If, however, a comprehensive home insurance plan is bought, the sum insured would also include the cost or value of the articles of the home which are to be insured.


Are structure and building the same thing in home insurance?


The structure is a wider term which can be used to include the building of the property, the compound wall, terrace, garage, etc. The structure, thus, includes the vicinity of the building too. Building, on the other hand, means only the standalone building which is insured. It does not include the surrounding property.


What should I do in case of damages to my house?


In the case of damages, you should immediately inform the insurance company if such damages are within the scope of coverage. To inform HDFC ERGO, call 022 6234 6234 or 0120 6234 6234. Claim intimation should be made within 7 days of the damage.


How do I calculate my Sum Insured for Structure & Content?

A set formula has been defined to calculate the sum insured for the home building, including all structures. The prevailing cost of construction of the home building being insured, as declared by the policy buyer and accepted by the insurance company, becomes the sum insured. For home contents, built-in cover of 20% of the building sum insured, subject to maximum INR 10 lakhs, is provided. Further cover can be purchased.
